The cottage has plenty of space for a number of cars on the gravelled driveway. The front door leads to a pretty hallway with original wood floors and a lovely sideboard.

The farmhouse kitchen is at the end of the hallway with a working Aga and an addition oven and hob, dishwasher, fridge, breakfast table and chairs. There is a central island complete with modern granite worktops. The back door leads to the garden. Off the kitchen is a large utility/boot room with washing machine, tumble dryer, large fridge/freezer. Here you will find plenty of hanging and storage space for those wellies and boots after a long country walk!

The cosy sitting room has a wood burner, 2 comfortable sofas, carpeted floors and a pretty rug, a lovely place to curl up in the evenings after a busy day sightseeing in Sussex. Digital TV is provided.

The dining room has a large family table and chairs seating 10 people, a working open fire gives the room a special feel, the perfect place to enjoy a gathering! Leading from the dining room a spectacular open plan conservatory with 2 sofas and 4 armchairs, this is the room to spend all your time in, whether it's a beautiful summer's day or a cosy winter evening. Double doors open onto one of the many patio areas that surround the property and provide a peaceful place to sit and take in the lovely gardens and surrounding countryside.

Upstairs has a large landing area with armchair. The master bedroom has a king-size bed, feature stone hand washbasin, built in wardrobes, dressing table, bedside tables and pretty lamps. The bed is dressed in pretty floral linens along with cushions and soft furnishings to finish the room off beautifully, a day bed is provided for a third person. Bedroom 2 has a double bed with bedside tables and lamp, built in wardrobes, fresh crisp white linens and views over the rear garden, there is an en suite shower room with wash hand basin, WC and large shower enclosure. Bedroom 3 has two single beds, built in wardrobes, large chest of drawers, and bedside table with lamp, matching pretty bed linens, there is an en suite shower room with wash hand basin and WC. Bedroom 4 has a double wrought iron bed, built in wardrobes, stylish dressing table with matching bedside table complete with lamps, there is a day bed provided for a third person making this a charming family room dressed in fresh pastels country colours. All the bedrooms have wonderful countryside views to greet you every morning.

The spacious family bathroom has a lovely ball and claw bath with hand held shower attachment, wash hand basin and WC, fluffy towels warming on a feature heated towel rail are provided for all guests.

Wootton Farmhouse is nestled at the foot of the South Downs, therefore surrounded by amazing countryside, great for walks or just sitting and taking in the views from one of the many patio areas. The farm has its own large pond within its grounds with a rowing boat and table and chairs on a wooden jetty, a great place to enjoy morning coffee or evening wine while watching the pond wildlife.
