Floor to ceiling bi-fold doors bring the stunning East Sussex countryside right inside with the large, attractive garden and decked pergola area, perfect for a relaxing drink, whilst enjoying the views. A separate sitting room complete with comfortable sofas and underfloor heating make the room an extremely comfortable place to be.
A particular feature is the movie den in the basement with large flatscreen plasma TV, Sky box and DVD player providing an additional area for relaxing, listening to music or for children or teenagers to call their own.
Three of the four elegant bedrooms have far reaching views, and the master has a contemporary ensuite bathroom. The designer kitchen has island seating and granite worktops providing a superb area for preparing meals. The separate dining area provides an attractive space in which to enjoy your meals. Berkeley Cottage is a delightful, large house very near the centre of the village of Mayfield, just 9 miles south of Tunbridge Wells. Mayfield is one of the most charming villages in the area. It is a quintessentially English village with a variety of attractive boutique shops, a café, three pubs and the church of St. Dunstan. According to legend, the saint foiled a visit from the devil, who visited him disguised as a beautiful woman; hence the church is dedicated to him. The village is awash with history, and tales of wool smuggling (owling) dating back to 1710. Much of its fine architecture dates from prosperity at the height of the iron industry. Fine dining and good local beers await you in the 'Middle House', a fine Tudor pub in the heart of the village. All in all, a delightful place to have on your doorstep. Other lovely villages nearby include Lewes, Wadhurst, Goudhurst and Cranbrook.
If you like the outdoors, there are many fine walks to discover, including the Mayfield circular walk which is three miles long, and takes you through some lovely woods and meadows. A short drive will take you to a variety of beautiful visitor attractions, including beautiful Scotney Castle, a National Trust 14th century moated castle, Bodiam Castle, Lewes Castle, Penshurst Place or Hever Castle. Bedgebury Forest and National Park is only 11 miles away, which is a stunning area of natural beauty miles of walks and cycling paths, including 'Go Ape,' a hugely fun activity where you can swing through the trees. Nearby Bewl water is the largest area of inland water in the South-East. If you are a water sports enthusiast, this is the place to visit with lots of activities including sailing, canoeing and wind-surfing.
A visit to Royal Tunbridge Wells is a must. It's a very attractive town with great shopping facilities. It was established as a spa town in Georgian times and was very popular under Richard (Beau) Nash when the Pantiles and its chalybeate spring attracted visitors who wanted to try the waters. Nowadays, it is a pleasant place to wander, admire the architecture and visit its antique shops and cafes. Brighton (45 minutes) and Lewes (30 minutes) and Rye (I hour) are well worth a visit. Trains to London leave from Wadhurst (5 miles away) and take an hour.

Truly a lovely house. If ever for sale let us know!! So comfortable and nothing we would change. So much to see near here. Do go to the Wilderness Woods, Bodiam Castle and Camber Sands. Stop off at the Bodiam Ferry tea rooms as well. We would love to come and stay here again.

A group of seven of us spent last weekend at Berkeley Cottage and we had a wonderful time. The house was beautiful, all of us wanted to move in immediately! There was plenty of space, it was tastefully decorated and the garden and views were stunning. It was perfect!
