Bosney Farmhouse is a comfortable Sussex holiday house in a wonderful position on the outskirts of the village of Iden, East Sussex. It is surrounded by beautiful Sussex countryside, with far reaching views from almost all the rooms. The spacious house with roomy reception rooms makes it an ideal place to get together for either a special event, a short break or a relaxing holiday. It is also possible to bring your horse or pony with you as stabling is available, with prior arrangement. What a treat to ride on Camber Sands, only a short drive from Bosney Farmhouse.
There are two reception rooms, ideal for entertaining. The elegant and spacious sitting room has lots of comfortable seating grouped around a wood burning stove and large windows inviting the natural sunlight to flood into the rooms. The fully fitted kitchen is the perfect place to create lovely meals for family and friends to enjoy, while the adjoining dining room, with additional occasional seating, would make any meal special as it is stylish and practical.
There are large two bedrooms on the first floor with an extra room, suitable for a child connected to the main bedroom and two again on the second floor making it perfect for two families. All the bedrooms are spacious, with comfortable carpets, lovely linens and stunning views to complete the scene. The garden offers a great place for children to play whilst adults sit and unwind, perfect for relaxing and enjoying the evening light.

There is plenty of outside space for children to play and adults to sit and relax, the rear garden lies to the west and has panoramic views of the marsh and the isle of Oxney. A smaller front garden provides a sunny spot for the mornings. Bosney Farmhouse is a working farm with sheep and cattle. The shepherd lives in the house opposite and keeps his sheep dogs in a kennel there. There are chickens that roam around the farm therefore one well behaved dog is welcome as long as it can be kept under control and is safe with the livestock.
This lovely self-catering holiday cottage is situated in Iden, Sussex. It is a pretty Sussex village with pub, church and post office/general stores within easy reach.
For those who love the seaside, Camber Sands is only 10 minutes away and has wonderful stretches of sand and dunes. Less busy but less sandy is Winchelsea Beach. At the far end near Pett, fossilised trees can be seen at low tide.
A network of footpaths leads from the house all over the farm. Some connect to long distance paths such as the Saxon Shore Way, for you to enjoy the landscape in this area of Sussex. The area is steeped in history being right in the heart of 1066 country with Battle Abbey and the battle site (30 minutes), Bodiam Castle (15 minutes) and Hastings nearby - and well worth a visit with their association with William the Conquerer and medieval history. Cycles are available from Rye Hire, who will deliver bikes if requested. The marsh is ideal cycling country with a network of quiet country lanes and pubs - perfect as all on the flat!
There are plenty of golf courses in the area, Tenterden, Littlestone and Hasting within an easy reach. For garden lovers, Sussex has a wonderful range of gorgeous gardens to visit including Sissinghurst (15 minutes), Great Dixter (10 minutes). The artist Derek Jarman's garden can be seen from the road at Dungeness. For those who enjoy bird watching, The Rye harbour nature reserve (6 minutes) and the Dungeness RSPB reserve (20 minutes) both have hides from where you can watch waders, wild fowl and sea birds.
Rye, which was the largest town in Sussex at the time that the farmhouse was built was originally a cinque port and is steeped in history with outstanding views towards the sea. The cobbled winding streets and excellent boutiques, antique shops and cafes are also worth a visit. There is a good train service from here to Ashford International and Hastings, making life easier.
You can buy fresh fish direct from the beach at both Hastings and Rye and for a day out why not visit one of the many vineyards in the area including the award winning Chapel Down Vineyard at Smallhythe just outside the pretty market town of Tenterden where tours of the vineyard and an excellent meal can be had! Hastings is well worth a visit with its recently opened Jerwood Gallery, a must for all art lovers. Ashford is also not far, only 17 miles to the north east from this Sussex holiday cottage with its International Station for a quick trip to France (2 hours from Ashford) or London St Pancras.

This is a fantastic cottage. It's spacious but feels cosy and the views across the marshes are wonderful. There are good walks into Rye and Camber. We all loved the wood burning stove too!

There is a pond at the bottom of the rear garden that will be fenced off but children should be made aware of this.The garden is fenced all round.
There is room to park several cars around the farmhouse.

Children should be supervised if visiting the farm buildings and should not be allowed to climb on the bales.
