This is an excellent barn conversion in a wonderful tranquil position. It is decorated and furnished to a high standard with all the modern conveniences to make your visit to Kent most relaxing and enjoyable. There are stunning views from all rooms over the surrounding Kentish countryside, the barn is very light and captures the sun all day with a panoramic east west aspect. The property has spacious open plan rooms with fabulous views through the huge windows on the ground floor; the bedrooms on the first floor also enjoy a superb aspect, especially the master bedroom suite. There are three bathrooms and dressing room all of which are tastefully finished in a modern style and to a high specification. The Barn at Port Farm provides excellent holiday accommodation for a large group. Whilst retaining many original features such a beautiful heavily beamed vaulted ceiling, this self catering holiday barn has also offers very contemporary additions such as a heated and highly polished concrete floor, suspended wood burning stove and benefits from a huge open plan space perfect for entertaining. The property has lovely views over Stodmarsh Nature Reserve perfect for bird watchers and has direct access to many countryside walks. Wildlife is everywhere, the sound of birdsong is very relaxing and there are even wild horses! There is a real feeling of the outside coming inside with large doors opening to a spacious terrace with a private garden beyond, the house also overlooks fields, with lakes and mature trees in the near distance.

The house is in the village of Upstreet which has a post office and 2 pubs and is only 5 miles from the centre of the Cathedral City of Canterbury with its many historic attractions and excellent restaurants, bars, clubs and shops. This is a beautiful City to explore when on vacation in east Kent.

The Barn at Port Farm Holiday Accommodation

The Barn at Port Farm is accessed from a long driveway, so the property is very private and secure. The Barn is entered via large gates leading onto its own long gravel driveway with the parking area to the front of the property providing ample space for many cars. The large front door opens into the double height open plan sitting room with an amazing vaulted, heavily oak beamed ceiling, there comfortable low sofas and two sofa beds arranged to take in the fantastic views from the wall of windows. This room offers a perfect space ideal for large group with direct access to the terrace. A contemporary staircase leads to the first floor.

The kitchen and open plan living/dining area is fitted and furnished to a very high standard. This is an ideal area for entertaining and connects directly to the sitting room, with its large table seating 8-10 and the amazing central suspended woodburner provides a focal point to this lovely room. A comfortable corner sofa, sofa bed provides a lovely area to sit and relax with TV, DVD and Freeview. Large double doors give access to the terrace and garden.

The very modern white gloss kitchen has a fridge/freezer, drinks fridge, dishwasher, large electric oven, 5 ring gas hob with extractor fan over, the large central worktop with inset sink is made of Granito. There is also a large separate utility room housing washing machine and tumble dryer plus cloakroom with WC and rectangular basin. The whole of the ground floor is covered in highly polished concrete and benefits from under floor heating. Broadband wifi is available throughout the house.

On the first floor are 4 bedrooms, a master wing which is to the right and a guest wing to the left. There are 2 with en suite shower rooms and a main family bathroom. On the open plan landing there is a seating area for you to enjoy the library.

The Master bedroom has exposed beams in the wonderful open plan apex roof with fabulous beams which can be lit up at night. There is a large open plan dressing area which you can walk through to a very spectacular wet room room. There is a 6ft super king size double bed with amazing views through the floor to ceiling windows of the garden and open countryside beyond, there is also a TV with DVD and a pretty chaise long. The en suite wet room has an obscured glass wall to the bedroom and has a wonderful massage shower, WC, bidet and basin.

Bedroom 2 has a 6ft super king size double bed, which can also be set up as twin beds if required - please aske when booking. This bedroom has great views, bedside tables with coordinating lamps, a chest of drawers, hanging pegs and there is an ensuite to this room with a lovely white fittings, power shower rectangular basin and WC. Bedroom 3 has twin beds, bedside tables chest of drawers and hanging pegs and a picture window. Bedroom 4 has a queen sized bed bedside tables, chest of drawers and hanging pegs. The modern family bathroom has a bath with power shower over, WC and rectangular basin.

All of the bedrooms have picture windows with cushions to sit on to take in the views, the bed linen is crisp white cotton and each room has a very clean Scandinavian style. The upper floor also has under floor heating and benefits from warm white rubber flooring.

There is also an Ipod docking station for your use.

The gardens are mainly laid to lawn and surrounded by fields, the upper part of the garden has a furnished sitting area, there is original iron art work in the garden representing birds in flight and is full of culinary herbs which the guests are invited to use. A furnished patio has lovely views and a small orchard garden is wonderful secret place for children to explore. The long terrace area is well furnished with a large table to seat 12 and barbeque, this area and makes the most of the views and is ideal for entertaining; the sunsets are really fantastic and it makes a perfect place to relax and enjoy a glass of wine. This is a fabulous property to stay in during your holiday, set in some of East Kent's beautiful countryside.

To the front of the barn is a large gravelled area for secure parking for 6 cars.

Local Information about Upstreet, Kent

The Barn at Port Farm is accessed by a country lane and surrounded by open farmland with easy access to reclaimed marshland in particular The Saxon Shore Way. This area is ideal for walking and cycling and there are regular sightings of heron, marsh harrier and egrets on the close by Stodmash Nature Reserve. The Cathedral City of Canterbury is close by as well as the costal towns of Whitstable, Sandwich and Herne Bay.

Canterbury is a medieval city which is surrounded by the original city walls. Here you can visit the famous Cathedral and St Augustine's Abbey, both of which have been designated UNESCO World Heritage Sites. A whole day can be spent just exploring the Cathedral, Crypt and Cloisters. Canterbury also offers many other tourist attractions including, Historic River Tours, the Canterbury Tales attraction, and extensive shopping especially in the new Whitefriars centre.

Surrounding Canterbury there are many other attractions - for children the wild animal parks at Howletts and Port Lympne are great locations for days out. For garden lovers Kent and East Sussex boast many famous and beautiful gardens to visit. Gardens include Goodnestone Park Gardens, Mount Ephraim, Great Dixter in Northiam and the famous Sissinghurst Castle Gardens. A lovely afternoon can be spent exploring these gardens and enjoying tea and cakes in the tea room afterwards.

With the proximity of the Channel Tunnel and the port of Dover, day trips to France are so easy - you can also take the Eurostar to Paris which only takes 2 hours.

For golfers there is an 18 hole course on the outskirts of Canterbury, also the links course at Royal St George's in Sandwich and the Royal Cinque Ports in Deal. For fishermen, Marshside Fishing Lakes where a day ticket cost £6 is just a mile away.

There is a fabulous family friendly sandy beach about 6 miles away in the coastal village of Birchington.
