This stunning detached cottage is found in an idyllic rural location within a short distance of the ancient market town of Petworth, West Sussex. As well as being rustic and charming, the house has all modern appliances, including under-floor heating, to make this property a real home from home during your stay in West Sussex. There are 2 spacious double bedrooms, with king-size beds, and a large open plan living area, making this the ideal place for either a short break or a family holiday.
The outside space is as spectacular as the inside with a substantial tree house, large fire pit and a covered deck with plenty of seating.

There is ample parking on the driveway to the house. The house is approached through a side door into the utility room with boot area, coat hooks and washing machine - an ideal area for you and the family after a long walk to de-clutter and ample space to enclose wet dogs! This leads into the open plan living area with underfloor heating. There is a free standing, well-equipped kitchen with electric range cooker, butler sink, Smeg fridge freezer and a large storage cupboard. (please note there is no dishwasher). There is a dining table (seating for four) and a rustic mix of chairs adding an eclectic shabby chic feel to the house. An arch leads into the living room with the sofa and chairs grouped in two areas and two pairs of French doors that open the whole area to the garden. There is a wood burning stove, with some logs provided to get you started. For your entertainment there's a TV, DVD player with films (which you can also play your CD's on), an ipod dock, amplifier and various board games. There is also internet (wi fi) access.
Stairs lead to the first floor where there are two double bedrooms. Both bedrooms have king-size beds and white painted flooring for a fresh Scandinavian feel. The family bathroom has white painted floors, romantic free standing bath with claw feet and a large walk-in shower, wc and basin.
The one acre garden has many different areas to explore and enjoy. There is a natural pond, a tree house with deck overlooking the adjoining wood, and a large fire-pit which you can sit around in the evenings and barbecue your evening meal on! All in all this is a really special getaway cottage.
Roundwoods is ideally located for you to enjoy an abundance of things on your doorstep. Art lovers can enjoy Pallant House Gallery in nearby Chichester (30 minutes), a modern gallery with an exciting programme of temporary exhibitions and an important permanent collection. Fifteen minutes away is the Cass Sculpture Foundation at Goodwood featuring amazing contemporary sculptures set in 26 acres of woodland.
There are a variety of houses and gardens open to the public within a 30-minute radius: Petworth House and 700 acre deer park is 5 minutes away at the market town of Petworth. A magnificent 17th Century National Trust house with an internationally important art collection. Also nearby are Arundel Castle, and the picturesque town of Arundel, Parham House and gardens, Nymans House and gardens, Goodwood House and race-track, and West Dean Gardens and arboretum.
If you enjoy woodland walking, Roundwoods is surrounded by the West Sussex Wildlife Trust nature reserve. You can also access the Wey and Arun Canal walks (from nearby Wisborough Green or Loxwood) and the South Downs are twenty minutes away.
For beach areas and seaside towns, visit the sandy beaches of West and East Wittering at Chichester (30 minutes away) or enjoy the pebble beaches, sights and scenes of busy Brighton (50 minutes away).
For more action there's something for everyone. All the seaside sports at Brighton, yachting at Chichester, go-cart racing at Goodwood, Polo at Cowdray, air-ballooning at Petworth, hang gliding on the South Downs, flying clubs at Goodwood and Shoreham, plus golf, horse-riding and even a real tennis court at Petworth House.

We had a great week at Roundwoods!
The house is beautifully finished and we loved the surroundings. The boys enjoyed making a fire in the fire pit and roasting marshmallows. We also did a lot if geocaching. there are some nice trails around here. I'm sure we'll come back again!

We had a wonderful peaceful weekend. Visited by blue tits, great tits, great spotted woodpeckers, squirrels, rabbits and something that ate our raw steak in the night!! The wood burner was a real treat in the evenings for a very cosy lounge. And the fire pit was fantastic for an afternoon and evening adventure in the garden - the campfire sausages were a hit!

What a beautiful place! We arrived in the snow and explored the amazing garden. Staying here has been a truly wonderful experience.
The house is so well equipped with a lovely homely feel, all the personal touches with the decor make it all the lovelier. The log burner kept the whole house really toasty warm and cosy. Roundwoods has to be, by far the best holiday cottage I've ever stayed in, a really magical experience, especially for our children. Hoping to be back to experience it all again in the summer!
