Prettily converted Kentish barn, finished to a high standard on a working farm with lovely views of the surrounding Kent countryside. The cottage has use of a tennis court, carp fishing on the farm and is surrounded by wonderful walks.
Description
The Stables is situated on the outer edge of the farm buildings in this tranquil location on Court Lodge Farm. The cottage faces south with the lovely sunny patio being an ideal spot to linger over a meal on a balmy summers evening.
Inside, the cottage has been newly converted and is prettily furnished in a lovely eclectic mix of antique furniture and prints and comfy squashy seating. The sitting room leads straight out onto the sunny seating area with a cosy log burner for those winter evenings.
The charming farmhouse style kitchen has every conceivable machine and is freshly decorated in yellows and whites. There are two double bedrooms (one double, one twin) both with ensuite facilities together with a guest cloakroom.
The cottage has use of a tennis court. There is carp fishing available and lovely walks on the farm, with possible sightings of both wild boar and deer!
Accommodation
This pretty cottage is approached from a gravel drive with parking for three cars. There is a porch with coat hooks leading into a hallway. A lovely old map of the surrounding area sets the scene for this charming home. A door from this leads to the guest cloakroom. A particular feature are the wooden laminate flooring throughout which gives a homely warm feel to the cottage.
The sitting room is painted in pale colours with a comfy cream sofa and matching armchair and several other chairs surrounding the log burning stove in the fireplace. There is a TV, Video and DVD and the sofa is a sofabed. Double french doors lead to the sunny south facing patio area with seating and a table for four plus a barbeque.
The kitchen has been charmingly finished in creams with wood trim, seating at an oval table for 4 (there are extra chairs scattered around the cottage if needed). The machines in the kitchen include, dishwasher, fridge/freezer, extractor fan, microwave, electric oven and hob. The utility room has a washing machine with back door to rear garden with washing line. This garden is fully enclosed and ideal for dogs (the other seating areas are not enclosed).
The main bedroom is freshly decorated in whites and greens, has a double bed, fitted wardrobe and French doors to a patio area. This bedroom has an ensuite bathroom with hand held shower, wash hand basin, toilet and heated towel rail. The second double bedroom has twin beds and an ensuite shower room.

Local Information
Orlestone is a charming hamlet tucked away near the village of Hamstreet. The farm itself is at the end of the hamlet and there are far reaching views in all directions of the surrounding countryside.
Hamstreet has local shopping with the market town of Ashford some 5 miles to the north with its good shopping and recreational facilities including the Designer Outlet Centre.
Romney Marsh with its wide open landscapes, long sandy beaches and smugglers towns of Rye and Winchelsea are within 30 minutes. Access to the Channel Tunnel is at Junction 10 of M20 with several crossings per hour, taking 35 minutes a time! For day trips to London, there is a regular service every half hour from Ashford Station, and the International station in Ashford offers trains to Paris within 2 hours.
Further afield, there are many wonderful gardens to visit with Sissinghurst Castle and Great Dixter within an hour. As this is the Garden of England, the local produce from farmers markets is extensive with local wine tastings in Tenterden and fresh oysters in Whitstable! Services
As this is a working farm we would ask that you keep a close eye on any children in your party. Dogs are welcome, but due to the farm dogs unfortunately cats cannot be accepted. A basket of logs will be provided at the start of your stay. There is a £20 per week surcharge for heating in the winter. Smoking is not permitted in the cottage. There is a cot and high chair available if required.
