Ground Floor

Reception hall and grand staircase.

Dining room with table and chairs for 12-16 guests and open fireplace.

Garden room with access to the garden and terrace.

Study/Library room wood-panelled walls, Sky TV.

Kitchen: modern and well equipped with 2 large central islands, gas AGA and good quality appliances including 3 ovens, 2 dishwashers, fridge/freezer.

Dining area for 6, Sky TV.

Utility room with additional fridge/freezer and wine cooler, 2 washing machines and a tumble dryer.

Informal dining/breakfast room with large table seating up to 18.

Function room with doors to terrace, WC etc for up to 60 guests. Please note that functions with guests over and above the maximum capacity of 24 guests needs to be arranged with the house manager in advance.

Bedroom 1:  (sleeps 2) super king double bed freeview TV. Bathroom opposite with shower over the bath 

Bedroom 2: (sleeps 2) super king double bed with freeview TV, ideal for elderly. Shower room opposite with a walk-in shower/WC.

There is an extra kitchen used mainly by caterers for privacy.

First Floor

Formal sitting room with large sofas, fireplace and doors out to a balcony and stairs down to the garden.

Bedroom 3: Large Master bedroom (sleeps 2) super king bed, TV. En-suite bathroom with bath and separate shower.

Bedroom 4: (sleeps 2) super king double bed, en-suite shower room and separate WC room.

Bedroom 5: (sleeps 2) king sized double bed, TV and en-suite shower room and old fashioned feature toilet.

Bedroom 6: (sleeps 2) king sized double bed with TV and bathroom opposite with bath and WC.

Bedroom 7: (sleeps 2) twin or double bedroom with zip link beds and TV. En-suite bathroom with WC.

Bedroom 8: (sleeps 2) twin or double bedroom with zip link beds. En-suite bathroom with roll top bath and separate shower.

Bedroom 9: (sleeps 2) twin or double bedroom with zip link bed. Bathroom is opposite the room with bath and WC.

There are 6 portable beds that can add flexibility to any of the 9 bedrooms.

Lower Ground Floor

Stairs lead down to a well-equipped basement Gym with treadmill, rowing machine, cross trainer and cycle machine.

There is a further games room with snooker and table tennis.

Grounds

The Manor has a sweeping drive and entrance for cars, plenty of parking and 9 acres of formal and informal grounds and lawns. All the garden areas are regularly maintained by a team of grounds people.

The main terrace area is well equipped with tables, chairs and gas BBQ.

Badminton area and croquet lawn.

Hardy Manor is a magnificent celebration house perfect for big group holidays in the quaint village of Puddletown, Dorset. With local pubs and walks on your doorstep, the manor feels wonderfully inviting yet grand and steeped in history at the same time.

This part of Dorset is Thomas Hardy country who lived nearby and would have been familiar with both the house and the village of Puddletown featured in his book 'Far from the Madding Crowd'. Recent upgrades, have brought this historic house into the modern era, with an expansive modern kitchen, library, magnificent 1st floor sitting room which opens out onto the garden, function room as well as a lower ground floor gymnasium, games room and modern heating system, providing something to keep everyone entertained! Let's not also forget the 9 acres of grounds including stunning formal gardens with extensive lawns for croquet and badminton, plus a rose garden, kitchen garden, paddock, and woodland.

On arrival you'll be welcomed with a hamper, ready laid fires and be ready for early evening aperitifs in the library, on the lawn or in the drawing room. A catering team and chef as well as extra housekeeping can be made available to complete your formal dining experience. Why not bring that black tie to complete your Downton Abbey experience?
