This delightful and high quality property will suit couples, small families and business professionals looking for a luxury base in a quiet location yet with easy access to the A3, Winchester, Chichester, Portsmouth or Southampton.

Broadhalfpenny Barn is set within the courtyard of the owner's large property in a hidden valley off the beaten track in rural Hampshire. There's an open plan bespoke kitchen with oak worktops and floor, and sitting/dining room with gorgeous large vaulted and beamed ceiling along with a warming wood burner for those chillier days. French doors lead out onto the courtyard and terrace where summer BBQ's and aperitifs can be enjoyed in the evening sun.

On the ground floor there is a twin and a double bedroom both with their own bathrooms. There is also a delightful attic room with low headroom accessed via bespoke spiral stairs suitable for children with 2 futon style single beds. Children will love this room! The attic room shares the bathroom with one of the downstairs bedrooms.

Broadhalfpenny Barn has a large garden, with different areas where you can run away for some peace and quiet, sit and read a book, sit idly on the swing seat, hit a shuttlecock over the badminton net, set the skittles or take to the tennis court. The garden is shared with the owners, but there is plenty of space for everyone to find that hidden corner.

Eating out isn't a problem either at the many country pubs locally in Hambledon, Clanfield and Denmead. The famous Bat and Ball pub is just up the road and is famous for its cricketing history.

"Mel and Paul were really accommodating thank you for giving all me and my family cakes and pots of tea when we first arrived there. Also thank you Paul for making me and Kevin tea later on that day. Also thank you Mel l, for baking chocolate brownies on the second day and offering some to the whole family. Me and Kevin thought they were delicious! "I highly recommend The Lone Barn. We stayed as part of a family weekend away and had the Cottage and B and B rooms. We stayed in the B and B. The accommodation was finished to a very high standard. We really felt we got value for money with all the added extras. Mel brought coffee to our bedroom door each morning, and they encouraged to use the house and garden throughout the day which was great for entertaining the kids. All of the food was delicious and homemade including tea and cake in the garden each day, a different choice each morning at breakfast including granola, biscotti, muffins, bread, breakfast scones and a Full English including locally sourced meat. Mel and Paul were so welcoming and flexible, offering breakfast to the the Cottage guests and to cook dinner/BBQ for us all and also unpacking our supermarket order before we arrived. It was my first trip to the South Downs and The Lone Barn is in a lovely quiet spot and great to explore the Country Parks near by. This is easily the best B and B I've ever stayed in and three nights felt like a real holiday"

"Fabulous accommodation in a beautiful setting. The stables exceeded all of our expectations and the photographs do not do it justice. We were looking for somewhere comfortable to stay during the Goodwood Festival of Speed, and Lone Barn was just wonderful. We had a wonderful warm welcome, the accommodation is beautifully furnished and spotless, with lots of lovely touches such as fresh flowers in every room, and our welcome from Mel and Paul was wonderful and warm. "We stayed here during the Goodwood Festival of Speed, and had booked due to the proximity to Goodwood and the photographs. The photographs of the accommodation do not do it justice, it is truly beautiful both inside and out. We were greeted with very warm welcome, a freshly made cake and bottle of wine, fresh flowers in every room and lots of wonderful touches. The location is truly wonderful - so peaceful but with relatively easy access to the Coast, Goodwood and the surrounding area. The decor is wonderful, with every possible amenity, beautifully furnished. We will definitely return. Thank you Mel for making our stay so wonderful"

"I stayed with my teenage daughter and my best friend in the main house, B&B in the Ramble and Tandem rooms. Our delightful hostess, Mel, greeted us with tea (or G&T plus nibbles if one's in the mood!) with home baked goodies. Rooms are a treat, gorgeous linens, fresh flowers, all with such creative flair. Breakfast is divine with fresh fruits, home-baking, fruit shots etc - full english is available too. Plus recommendations for dining etc made our short break very special indeed."

This lovely and very comfortable cottage is ideally situated to enjoy the quiet and beautiful South Downs area and to discover interesting places. We visited Chichester, Winchester and Portsmouth. We made some hikes near East and West Meon. And above all it was very nice spending time at the cottage itself and in the garden. The tennis court was much loved by our two sons of 7 and 9 years old. And last but not least Mel and Paul make you feel more than welcome! We strongly recommend this cottage in every possible way."

The National Trusts Stansted House is nearby with an excellent cafe for afternoon tea. The Bat and Ball pub is just up the road, famous for it's cricketing history.

Ground Floor

Living/Dining: All open plan. Dining area with table and chairs. Comfy sofa and arm chairs. Freeview TV. DVD player. CDplayer/radio. Ipod docking station. Selection of games and books. Woodburner.
Kitchen area: well equipped with wooden worktops, induction electric hob, electric oven, fridge/freezer, dishwasher, washing machine, microwave, coffee machine, food processor.
Bedroom 1 (sleeps 2) 2 large single beds with ensuite shower/WC.
Bedroom 2 (sleeps 2) double bed with stairs to attic bedroom. Ensuite bath room with bath and shower over. WC. This acts as the bathroom for the attic room also.

Bedroom 3 (sleeps 2 children) 2 single futon style beds. There is restricted height access in some parts of the den.

The beds are made with quality linen and have electric blankets also supplied are towels, bathrobes, hairdryers and alarm clock/radios. Shaver point, light and mirror in bathrooms.

There is no private garden but there is a pretty courtyard garden area with wooden table and chairs and access to owners main large gardens with vegetable gardens and view to countryside.
