Set in the depths of the rolling Kent countryside, Great Higham Barn is a stunning period barn - ideal for large parties, group accommodation or wedding venue beautifully furnished with wonderfully spacious rooms. This group holiday accommodation is quite literally breathtaking with huge rooms, heavily beamed, contemporary touches and a bespoke table to seat all your guests in the wonderful dining hall. This Kent holiday house is in excellent condition throughout with several seating areas, games area, playstation, enormous kitchen with space for all, swimming pool, tennis court and a large garden.
For larger parties, combine the other barns in the complex to sleep up to 44. There are several seating areas for all ages throughout the barn, from a group of bean bags to squishy comfortable sofas. A particular feature of this holiday barn in Kent is the contemporary glass staircase which sheds light throughout the Barn and makes for a wonderful party space. The accommodation also comes with an annexe, which can be used as part of the Kent barn (it has an inter-connecting staircase) or separately with its own front door - ideal for members of the party who perhaps are looking for a little privacy.
There is a very spacious kitchen which has every conceivable machine imaginable and is split into areas, with an excellently equipped cooking area in the heart of the open plan space, ideal for preparing for even the largest of parties. There is both formal and informal eating areas, comfy sofas, and the utility area tucked away.
This self catering holiday barn is surrounded by Kent woodland and fields with lovely views of the countryside from many of the rooms and an eco hot tub for you to enjoy.. There is parking for several cars in the driveway of this holiday barn in Kent with a private garden surrounding the holiday barn with the shared use of an outside heated swimming pool (summer only), and tennis court within the complex to enjoy during your stay.
All in all, a truly stunning cottage with hot tub, ideal for the larger parties with enough space to give everyone the chance to relax, unwind and above all enjoy!

If you can tear yourselves away from this wonderful spot and all on offer at the barn then there is lots to see and do in the area. Leeds Castle with Go Ape, Segway and the stunning grounds itself is within 20 minutes, Canterbury Cathedral and St Augustines Abbey are also within easy reach and if you fancy a brewery tour, Shepherd Neame is based in nearby Faversham.
Great Higham Barn: sleeps 18 + 8 in 7 bedrooms, 2 sofa beds and 4 futon beds in reception rooms, 1 family bathroom, 4 en suite bath or shower rooms and 1 WC. Outside there is a private garden with large patio area and seating and private off road parking for several cars on the driveway or undercover. There is use of shared outdoor swimming pool and tennis courts for all guests and an eco hot tub to enjoy.
The property is entered via the double height barn door which leads into a double height glass walled atrium.
Main dining area seats 18 with French doors leading to the rear patio area.
Kitchen: split into three 'rooms' - the main cooking area, with sink, double range electric oven and extractor fan, two dishwashers and a large fridge. A second dining area overlooks garden seats 12.
The utility room has a washing machine and separate dryer.
Glass wood and steel stairs lead to the first floor to an open mezzanine.
Snug/play area with PlayStation (sorry no games provided), TV/DVD, Reading area upon sofas to seat 4.
Main sitting area: sofas and armchairs to seat 14 with beanbags for a further 4, coffee table, TV and DVD adjoining WC
Independent annexe room: (sleeps 2) access via the garden or spiral staircase from the first floor. King size double or twin, en-suite bathroom with bath and shower
Master bedroom (sleeps 2) king size double bed, en-suite bathroom with bath and integral shower

3 x Double / Twin rooms (sleeps 2 each) have twin beds that can be made up as a double - if you have a preference please let us know when booking.

All forms of digital music are catered for with USB links for most players.
This is a carbon neutral development and all heating is supplied by the estate's own coppiced woodland at no charge to the holidaymaker. In addition, much of the electricity comes from a renewable source.
Dogs are welcome as long as they behave themselves - note the garden is not fully enclosed.
Swimming pool available for use May - September. Wood fired hot tub available for guests' use. Guests use the hot tub and pool facilities at their own risk, and due to harsh chemicals used for maintenance purposes some skin types may react.
Cots and highchairs available upon request.
Guests who are using Great Higham Farm as a celebration venue should be aware that music is only permitted until midnight.. Please be respectful of neighbouring properties and refrain from making any noise after this time.
A service charge of £300 may be applicable depending upon the use and group size.
