After arriving onto your sweeping gravel drive, the carefully considered layout begins at the front door. From the hallway you enter the high spec kitchen, with every conceivable convenience for a self-catering group stay including breakfast bar, wine fridge and an excellent built-in Miele coffee machine. The smart dining room has a dark, stretched table and high-back chairs, and an open route either side of the central chimney breast brings you into the sitting room. With French doors to the terrace, a huge corner sofa, cube stools and a wood burning stove, this is a great space to gather round on cooler nights.
The sitting room leads into a games room offering TV with Sky, a DVD player and Wii console. And of course, what games room would be complete without a pool table! In case this isn't enough, this spacious celebration house also accommodates a downstairs en-suite bedroom, and a further TV room with Sky, DVD player, PlayStation 2 and an indulgent massage chair to sink into. Upstairs, The Beach House offers 6 bedrooms including 2 stunning master suites - both with large balconies overlooking the garden and out to the glorious, uninterrupted sea views. There are 2 further family bathrooms, conveniently fitted with baths and showers.
Outside, to the front there is a garage gym providing exercise equipment for your use. To the rear, bridging the house and garden there is a large, canopied terrace for al fresco entertaining. Cleverly arranged to mirror the internal layout, there are spaces for table tennis/lounging, a relaxed seating area, a large outdoor dining area, and of course the indulgent swimming pool and jacuzzi.
Stepping off the terrace, the fully enclosed garden also offers its own special discoveries - an outdoor shower, his and hers changing huts, a football pitch/croquet lawn, sturdy hammock and a summer house. Affectionately known as the Art Shed, it is well stocked with art equipment if the views inspire you to get creative (or distract the children for an hour or two). At the far end of the garden, the unassuming gate leads you directly onto the pebbles above the tideline sand - your very own private access to this beautiful stretch of peaceful Sussex coastline.

What makes this area So special...
There is so much to do at The Beach House it will be hard to pull yourself away! For a gentle stroll head through the gate at the end of the garden straight onto the pebbles. If you walk East you will see the curious rock islands that were constructed as part of the sea defences in the early 90s.
Set against a backdrop of the South Downs, within a short drive you can reach the pretty market towns of Chichester and Arundel, the former offering its famous cathedral and the Chichester Festival Theatre, and the latter with its famous castle, a Wildfowl and Wetlands Trust and fabulous walks along the banks of the River Arun. Goodwood House, which hosts the Festival of Speed, Revival and Glorious Goodwood, is a little over 10 miles away, also offering 2 impressive championship golf courses. The seaside towns of Littlehampton and Bognor Regis are also close by, including the famous Butlins at Bognor for child-friendly activities.
For local produce visit Middleton Farm Shop or Baird's Farm, both close by, or please contact us if you would like catering provided and we can arrange a chef for you while you put your feet up instead! For a truly exclusive, luxurious pampering session, book a day at the nearby Bailiffscourt Spa in Climping.

What you need to know
The Beach House sleeps 16 in 7 bedrooms, however on request a further 4 (children only) can be accommodated on mattresses on the floor. These will be provided with bedding included. Please note the dining table seats a maximum of 16 people.
This property does not automatically accept hens, stags or wedding groups, and is not suitable for young groups under 25 or parties with late/loud music or noise. However we are happy to consider hen parties and other groups on an individual basis - please contact us. If you have any other questions as to its suitability for your group, please contact us to discuss and we will be happy to help.
2 cots (please bring bedding) and 2 highchairs available on request.
2 dogs allowed, but please respect the house rules of no pets upstairs, or downstairs other than in the kitchen, boot room and garden (2 dog beds are provided in the boot room). Additional pets may be allowed on request, at the owners' discretion (please contact us to request)
The jacuzzi is heated throughout the year for all bookings. The jacuzzi may not be availabe for last minute bookings (a week from arrival) - please check. The jacuzzi is emptied and filled with clean water for each new booking, so as a result please note it may not be up to full temperature on the first day.
The swimming pool is heated from 1st April to 31st October. Outside of these times (including Christmas and New Year), heating of the pool is offered at a supplement of £500 per stay - please contact us to arrange.
Due to the swimming pool and jacuzzi in the grounds, please ensure children are supervised at all times.
Parking: private drive with space for 6-8 cars. Please note that the property is on a private estate and parking is not permitted on the road.
There are cushions provided for the outdoor furniture, but please put away in the boxes provided after use or if it is raining.
In order to provide good water pressure throughout, the house has two water pumps which are activated when taps/showers are in use. Please note that these operate between 7am-midnight each day, and generate a slight noise during use.
The Beach House will be decorated for the Christmas period.
