A feeling of space light and warmth prevails throughout and extends into the well-appointed bedrooms and luxurious bathroom complete with a beautiful roll top bath on the 1st floor. An ideal space for a long soak after having enjoyed gorgeous country walks along one of the many footpaths surrounding the barn.\nSunny days can be enjoyed outside on the private terrace followed by exploring the magnificent countryside. What makes this area so special

Elmsted is a small village between Canterbury, Ashford and Folkestone. It takes its name from a quantity of Elms growing in it, ’Elm’ signifying in Saxon, that tree, and ’Stede’, a place. If it’s castles that you love, Dover Castle and Leeds Castle are nearby.

    Easy process for booking online and good communication Fantastic barn, very spacious and well equipped. The extra added touches by the owner made it special, far above the average holiday home. The owners were very welcoming and helpful throughout our stay. Excellent base to explore the area.

    Excellent communication from start to finish. First time we have used Mulberry cottages but will definitely use them in the future. The cottage was perfect for us,very clean and comfortable. The area is peaceful and quiet and the owners very helpful but not intrusive.

    Ein toller Platz in sehr ruhiger und wunderschön aussichtsreicher Lage der Kent Downs. Trotzdem sind die üblichen Kent-Ziele (Canterbury, Dover, Maidstone etc.) gut zu erreichen (15 Min. bis Canterbury, ca. 10 Min. bis zur Autobahn). Ohne Auto geht jedoch nicht’s, Restaurants (Pub’s) und Einkaufsmöglichkeiten sind nur per Pkw erreichbar. Das Cottage ist geräumig und sehr sauber, wir fühlten uns direkt wohl. Es steht komplett zur Verfügung, weitere Übernachtungsgäste gibt es nicht. Einziges kleines Manko mag für den ein oder anderen die fehlende Spülmaschine sein. Die Vermieter wohnen vor Ort im benachbarten Hof. Sie sind sehr freundlich und hilfsbereit, ohne sich aufzudrängen. Der Hof selbst wird nicht aktiv bewirtschaftet, es gibt dort lediglich einige Hühner, Haasen und Katzen. Schafe weiden auf den umliegenden Feldern, ganz wunderbar!     Good web site, easy to navigate. Good choice of cottages, with lots of information on each. Easy booking and clear definition of payments due and dates. Timely e-mails with directions and key arrangements. Lovely barn conversion, with views over fields in AONB. Spacious lounge area with TV. Well-equipped kitchen/dining area. Good sized bedrooms with plenty of storage space. Large bathroom with bath and shower cubicle. Table and chairs outside. Wonderful hospitality from owners Sharon and Mark (who live next door), with lots of ’extras’ provided - tea, coffee, sugar, milk, eggs..etc Good location for touring Kent, with access to M20 for Dover/Folkestone, Leeds Castle..etc, and good B-road to Canterbury (and on to Ramsgate/Margate..etc).

    Everything went well, also the frequency of the information by mail was appropriate, the documents (in English) understandable. The "security deposit" (deposit) was a little bit complicated. A "pre-authorization" via Paypal is apparently not possible, and communication with Mulberry was somewhat complicated here. Recommendation: pay all by credit card, then it should work smoothly! Absolutely beautiful patch! Nice landscape, much to see an visit. Friendly and helpful owner lives on site. Family friendly! Big, well appointed house with plenty of room for four persons.

    Very easy to book online and speedy and efficient service. This is a real little gem, so peaceful and quiet. Sharon the owner was extremely helpful and very friendly. The cottage is lovely and clean and beautifully decorated. The view is amazing and it’s a real pleasure to wake up to the chickens and blossom tree just outside your bedroom window. I would recommend this to everyone wanting a relaxing break.

    good Service as usual. We had booked wiht Mulberry several times in the past. Excellent cottage. charming Hosts. lovely surroundings. The only inconvenience was the miserable conditons of those narrow Country roads (it’s okay that they are narrow, but they were mostly potholes)
