Excellent place to spend your holidays. The owners communicated really well and were helpful when I wanted to ask something. As a bonus, there is an amazing library in the house. I could spend ages just reading all the interesting books that are available!

Lovely Regency property in the heart of Canterbury. The gardens out front are stunning, with a great little cafe. 2 mins to the main shopping precinct and to all the cute backstreets. The place to be.

The house is a lovely building and in a fantastic location. You are only 2 minutes' walk into the centre of Canterbury, where there are some lovely shops and places to eat. The park that the house is set in is beautiful and we enjoyed a coffee sat in the sun. The property is well equipped with everything you could need. The kitchen had considerable cooking equipment and utensils, which meant we could easily cater for ourselves. Unfortunately, the standard of cleanliness of the property fell far below what you would expect from even a budget stay, and the cost of this property was certainly not budget level during the summer holidays. The hard surfaces were covered with inches of dust, there was dog hair and dust over the majority of the soft furnishings and the floors had not been vacuumed properly. All the bedding and towels were clean but there was a lot of dust on the bed frames. Ultimately this property does not meet the Safer Stays criteria for COVID. On flagging the issue, the owner's communication was excellent, but it still meant I had to spend the first day of the holiday cleaning. The owner arranged for a vacuum to be delivered and an additional clean to be carried out mid stay, but we couldn't tell that anything had been done in this clean. I think they really need to address the standard that the cleaners are cleaning too, especially during current circumstances when you would expect cleaning standards to be exceptional.

We had a great time at the house: its location next to the park and being on the doorstep of Canterbury is fabulous, and the beds were super comfortable. However, the house was not guest ready, and it was not as clean as we would have expected. There is not a parasol, for example, so we were not able to sit outside as there was no shade; the garden furniture was covered in bird excrement and dust; the back gate/door did not lock which poses a security risk, especially for families with younger children who may be inclined to wander; the toilet took three attempts to flush with each use; there was sewage seeping out from the bottom of the sewer pipe which was quite unpleasant. The exit from the shower is quite steep and slippery and, therefore, dangerous, especially for older people who are unsteady. If the house is to sleep 6, there is only a 2-seater sofa and two armchairs, so it would not be comfortable. We contacted the owner, who apologised for the problems with the toilet, which we assume have since been addressed.
