Had a fabulous stay here will definitely try to return. Situated in beautiful countryside and very private. Did not make use of the swimming pool as it was too cold but I can imagine it would be nice to use in summer. The cottage has all the facilities you require , broadband a little slow and the double bed mattress a little uncomfortable but this is being really picky , it certainly wouldn’t put me off going back - we loved it !

Fine but not brilliant. Notes/instructions very patchy. There were no instructions for the heaters but once we’d figured it out, it was nice and warm. The woodburner wasn’t an effective one so we gave up after a couple of tries. Coffee press was chipped on the spout. No dishcloth or kitchen roll provided, which was surprising if you want guests to keep the kitchen worktops clean and tidy. In winter you could do with better surfacing or ground reinforcement in the parking area as it became muddy near the cottage entrance. Generally though a positive stay. Very quiet, beautifully set, comfortable bed and sofas, great location, dog-friendly pubs in every direction. We would come back. Notes/instructions very patchy. Need to check the standard of the accommodation ie, rotting window and door frames and safety ie, batteries working in smoke alarms etc. Maintenance required of property fabric and safety for clients needs reviewing ie, smoke alarms not working. Also, when the use of the pool is included, provide towels and make guests welcome.

Helpful Lovely stay, lovely little cottage and nice to have use of grounds to walk the dog. Did feel a little uneasy about using the pool as although we were told it could be used, it’s made clear its private being unable to use the pool area or chairs surrounding so it made us a little nervous on whether pool use was really approved of so we didn’t use often which was a shame as that was they key ingredient for our booking. Other than that lovely place, very pleasant owner and lovely area

All very simple and quick. No surprises. It is a beautiful and comfortable cottage. Very private with a great views and a nice tennis court. Also very clean and well equipped. Only a few remarks that make the rating not excellent: (1) The ceilings are very low, so people over 1.80m could bump their head with every step. Perhaps include a small note. (2) Your website claims the swimming pool should is open from May till September. But actually (confirmed by the owner) the pool only opens end of May. I think this should be clear, it was a disappointment to us. (3) Taking a shower is cumbersome as the water pressure is not high enough to stand up and get wet. You need to sit in the bath and try to get wet.

Everything worked out fine. The location is lovely, but the equipment is very poor. For example, in the kitchen there is only one soup bowl for four people and three frying pans which should be put directly into the waste bin.....And the shower is ridiculous, the water only dripping. It’s a pity that there is obviously no intention to invest a bit!

We think you need to give better directions to Prospect Cottage as it is at least a mile outside Wittersham on the Rye Road. We thought we must have missed it once we had gone so far out of the village! A very good equipped cottage. A new shower would make it perfect. Very comfortable double bed, a very peaceful location, but lots of interesting places to visit nearby. We would certainly book the cottage again.
