"Mount Ephraim house is a beautiful Victorian Grade II listed building with a large six bedroom wing that is now open to guests. Surrounded by formal terraced gardens guests are free to explore all 10 acres comprising of a rose garden a Japanese rock garden water garden and lake and many more features.\nThe views from each room of the house are stunning and whilst the gardens are open at certain times to the public there is a real sense of peace and tranquility in this lovely part of Kent.\nThe Garden Wing is not just for garden lovers either as there are miles of lovely walks from your doorstep and pets are welcome to come along too with the two local pubs welcoming four legged friends.\nThe location is also ideal as Mount Ephraim sits within easy driving distance of the charming market town of Faversham the vibrant seaside fishing town of Whitstable and the historic medieval City of Canterbury so you will be spoilt for choice.\nWithin the Wing you will find a large sitting room with woodburner a separate snug which is ideal for relaxing in with a book and a large games room with full size snooker table for fun evenings in. A large open plan kitchen dining room is fantastic for socialising and relaxing over meals.\nUpstairs are six bedrooms all with lovely views over the estate and countryside beyond.\nOutside is a pretty terrace with stunning views over the gardens which are exclusively yours to explore outside of the public open times.\nThe West Wing kitchen located at Mount Ephraim is available for guests to enjoy a private afternoon tea experience that can be served in the Garden Wing West Wing kitchen or in the dining room of the main house depending on your preference. The menus use locally sourced produce wherever possible and can be adapted for dietary needs. Further information available from the owner once a booking has been placed. The owners are also happy to recommend local chefs for private dining experiences within the Wing during your stay.\nPlease note Mount Ephraim is a privately owned home and hospitality and tourism business. The Garden Wing is situated in a private wing within the main house with its own separate entrance. However it is part of the main house where some of the business operations are based. This end of the house is also available to hire for weddings and private events. Whilst there will never be an event on in the house during our guests stay there may be a marquee in situ or being erected on the front lawn of the house and there may be some wedding show rounds or wedding preparations taking place in the main end of the house during your stay.\nThe gardens and tea room are open every year between April and October on Wednesday-Sunday and Bank Holiday Mondays between 11am and 5pm. There are also certain events in the gardens throughout the year see the Mount Ephraim website for more information. There is also a five bedroom BB at the property in a separate wing which is open all year round. All guests have access to the gardens outside of normal visiting hours and the family who own Mount Ephraim and other residents in properties around the estate may be on site during your stay."

Safety - the gardens have lots of water including rock pools and a large lake so children need to be supervised outside at all times.
Tennis - the tennis court is shared with the owners of Mount Ephraim who use it on occasions, and always from 6pm to 8pm Fridays.
Please note: weddings take place at Mount Ephraim, and whilst there will never be a wedding during our guests stay, there may be a marquee erected on one of the public lawns.
A security deposit of £500 is required at this property. This will be collected automatically 7 days prior to arrival and refunded (unless a damage claim is received) 7 days after the end of your stay. Please note that your refunded security deposit will take 3-5 days to appear in your account. For your convenience, we’ll take this payment from the last card used to make payment to us. If you would prefer to use a different method of payment, please let us know before the security deposit is due.
Properties in England - Current government guidance states that in England, outdoor restaurants and takeaway options, as well as swimming pools are permitted to open in Step 2 (expected to be 12 April – 16 May 2021), subject to social distancing rules. Indoor entertainment and areas of hospitality will not be permitted to open until Step 3 (expected to be 17 May – 20 June 2021).
Wales: The latest Welsh government guidance states that outdoor attractions and outdoor hospitality, including at cafes, pubs and restaurants can reopen on Monday 26 April 2021. Gyms, leisure facilities and fitness facilities can reopen on 3 May 2021.
Scotland: The latest Scottish government guidance states that gyms and swimming pools can reopen for individual exercise on 26 April 2021. On the same day, outdoor hospitality (which can serve alcohol and stay open until 10pm) and indoor hospitality (without alcohol and closing at 8pm) can reopen.
