About The Oast


"The Oast is a typical traditional Kentish oast house that was originally built to dry hops for the making of beer. It has now been restored and converted into a comfortable home and is situated in the centre of the historic village of Newenden opposite the village green where cricket has been played since 1300 close to the church with its 12th century font and within very easy walking distance of the 16th century pub The White Hart Inn which offers local beers and wines as well as excellent home cooked food.\nWhilst The Oast is in the centre of this historic village it is situated in a very relaxing location with far reaching westerly views down the Rother Valley. There is plenty of outdoor space at The Oast a sheltered but sunny terrace with patio furniture and gas barbeque a large garden and a one acre paddock which is ideal for children to run around in. The Oast which is a listed building was converted in 1995 to a very high standard and retains many of its original period features including the hop press which is situated at the top of the stairs. The Oast benefits from modern insulation as well as an excellent central heating system.\nThe Oast is well designed for a superb family holiday. The roundel drawing room with two three seater sofas TV DVD and hifi is an excellent peaceful space with far reaching views down The Rother Valley. The adjoining sitting room with a log burning stove also has a TV and is a very cosy area especially during winter evenings. The traditional kitchen with range cooker is a great space and the adjacent dining room with its beamed ceiling mixes contemporary design with this historic building. Upstairs passing the old hop press on the stairs there are three further bedrooms and two bathrooms.\nNewenden is right on the Kent Sussex boarder and situated seven miles to the west of Tenterden seven miles north of Rye and twelve miles east of Battle. The Channel Tunnel is only forty five minutes by road and the spa town of Tunbridge Wells is also a short drive away taking about forty minutes. The seaside towns of Hastings Eastbourne and Brighton are also easy journeys and are excellent day trips. Within the village you can hire bicycles from May - October and also hire rowing boats and canoes from March - October. There are many walks and bike rides locally.\nWhatever the season there is always lots to see and do near to The Oast. Ideal for a family break in Kent.\nThe Oast was also awarded the ’Most Popular Holiday Let’ in the Mulberry Cottages portfolio for 2019."

    At the property we provide, towels, bed linen, kitchen supplies (washing up liquid, tea towels etc) and toilet rolls ready for you when you arrive.

    The mobile phone reception is very good in this rural location, as there is a mast about a mile away.
    The Oast is a detached property and there is an adjoining part of the house which is not rented out. This part of the house is sometimes occupied.
    The house is set back from the A28 which has a 30 MPH limit. There is a pub located to the side of the property.
    The property has central heating.

    What makes this area so special

    Set on the edge of Romney Marsh and within easy reach of the sandy Sussex beaches this is a perfect location with lots to do for the family. You can take a steam train, visit a vineyard or go to Bodiam Castle, all within a few miles or just take it easy and enjoy the lovely large gardens, play games and relax. Good local pubs abound perfect after a day cycling or walking this lovely area on the Kent Sussex borders.

      Mulberry were attentive to my booking. When I phoned they were always very helpful and polite. I always left with a feeling that I had been listened to and also that my questions had been answered. The Oast was a perfect choice. It had a good atmosphere mixture of old and new. We had all we needed for daily meals. It is well kept. Good location for attractions both nearby and further away. All of our party thought it was excellent and we would not rule out a return. Alan is the perfect host and also gave us tips and hints for visits. Thanks

      Although an e-mail about keys and directions would not come through on our computer the problem was dealt with very well by one of your staff. Unfortunately I can’t remember her name. I would have preferred to have dealt with Mulberry Cottages only and not with HomeAway as well. The Oast is a beautiful property in an area that has plenty of places of interest. The owner Alan Seal was very welcoming and helpful.

      Service was what I would expect, the staff were friendly and helpful. One small niggle which prevented five stars; when I asked if it were possible to buy additional logs from the owner I was told this was not possible but we could buy from a local shop. As this would have been expensive, we loaded up a second car with logs. However, on arrival we were told that we were welcome to help ourselves. A perfect place for our annual winter weekend break. The Oast was warm and comfortable with amazing sunsets and views on what proved to be an extremely cold weekend. It had everything we needed plus lovely walks from the house along the river in both directions.

      The location was easy to find and we were greeted by such an amazing host who made us feel very welcome and comfortable. The cottage was very clean, big and had everything we needed. My cousins and I were very sad to leave, the local pub was such a treat with good service and food. There are loads of pubs nearby and some good walking paths, this is a great place to stay for peace and quiet. Such great family time, next time we will go back in the summer to take advantage of the BBQ and outdoor gardens. Good value for money!! Such a relaxing break.

      Nice country retreat to get away from London. We enjoyed the family areas with the large and well equipped kitchen and nice dining space. Outside garden is great as well if the weather plays along. Nice kitchen and dining area and great outside space.

      Al 40 jaar huren wij vakantiehuizen in de UK en dit is het beste huis dat we ooit huurden.The Oast is mooi , ruim , gezellig , praktisch , zeer goed onderhouden en de ligging is subliem.Het uitstekende verwarmingssysteem en de nabijheid van de pub "THE WHITE HART" zijn bonussen.
