Let yourself be cosseted in comfort and enjoy the idyllic surroundings. It’s all about enjoying the outside unwind on one of the decks to enjoy alfresco dining or chill out in the hammocks and wooden ergonomic loungers. Hobbes Lodge even has a bridge leading to a huge platform built around a willow tree. Housing a geodesic dome with super king size round bed for stargazing it makes for a unique experience for everyone to enjoy. Take time to relax in one of the three hot tubs while the kids embark on a woodland adventure\nThere’s a telescope in each property for a spot of star-gazing in the evening and binoculars to spy the wonderful birds in the surrounding woodland pond. Children are going to love playing on the climbing frame bouncing on the trampoline or visiting the ducks at the lake. Make sure they visit the ponies Queenie and Stan who always appreciate the odd carrot or apple\nSituated in the Cotswolds you will find all the attractions the area has to offer within easy reach. Hayricks Barn
Hayricks Barn is all on the ground floor and has underfloor heating throughout.
Sitting/Dining room: seating for four, Smart TV, DVD player, WIFI speaker, selection of games, dining table and chairs, french doors to the front and back door onto the decking.
Kitchen: gas hob and electric oven, washing machine, fridge and dishwasher, microwave. There is a small freezer in a box adjacent to Antler Barn.
Master Bedroom: (sleeps 2), double bed
Bedroom 2: (sleeps 2), two single beds
Bathroom: with bath and overhead shower
Shuter Treehouse
The Treehouse is all on one level and a ramp or steps are available to reach it.
The living, dining and sleeping area is all one space and has French doors onto the deck:
King Size bed (sleeps 2), full sized single bunk beds (sleeps 2) that fold down from a hidden cabin behind the sofa if being used.
Sofa, large Smart TV, DVD player, Wii U, Wi-Fi speaker, table and seating for four, storage space

Hobbes Lodge
Ground Floor

Kitchen/Diner: electric oven, gas hob, combined washer and dryer and fridge (there is a small freezer situated in the cupboard next to the kitchen), microwave, table and seating for 6. First Floor
Area for little people on the landing well-stocked toy box, comfy children’s sofa and armchair and their very own TV with built in DVD player.

Wi-Fi/Broadband. There is a separate dining room that will accommodate 14. Please be aware this barn is located around 70 metres away from the properties and has no cooking facilities.

Outside
Hayricks Barn: There is a wraparound deck for private use and a hot tub. The woodland area and children’s playground are shared with other guests staying in the other two properties on site. Firepit with wood provided. Gas BBQ with gas provided. Two hanging rattan seats, hanging cocoon pods for children, a double hammock and table and chairs.
Shuter Treehouse: The hot tub is situated on the lower deck, it is accessed via the upper deck which has a safety glass door. There is also a seating area on the lower deck.
Hobbes Lodge: The hot tub is situated on a lower deck accessed from the main deck. A huge platform built around a willow tree which houses a geodesic dome with super king round bed for stargazing (telescope provided) and 4 meter slide down into the garden.

Gas is provided for each barbecue and charcoal is provided for the outdoor pizza ovens
One parking space outside each property - additional parking for vehicles is around 20 meters away
 
Hot tub information: There is a hot tub at each property, please make sure children are supervised at all times. At Shuter Treehouse please make sure children are supervised at all times and the gate is shut when not in use.
 
Safety conditions: There is a pond in the grounds which is fenced, please ensure children are supervised at all times

Accessibility conditions: There are 4 steps down from the front deck into the forest woodland area
 
Shuter Tree House
Shuter Tree House has one open plan living, dining and sleeping area.
 
Hobbes Lodge
The secluded garden area is accessible either via the slide from the back deck, down the garden steps or down the side slope (not suitable for wheelchairs).

What makes this area so special

You will find two pubs and a village shop in the village just over a mile away. The larger village of Shipston-on-Stour is around 6 miles away and the larger towns of Banbury and Stratford-upon-Avon around 14 miles. Enjoy days out visiting the Cotswolds or the famous town of Oxford.
